Our property management service includes;

  • Professional marketing including on all major online property portals
  • Negotiating offers and tenancy terms with prospective tenants on your behalf
  • Completing in-depth referencing on prospective tenants, through an independent referencing agency and supplying a copy of the report to you, if requested.
  • Prepare and complete tenancy agreement
  • At your request, arrange a professional inventory of contents and schedule of condition, check the inventory at the start (check in) and end (check out) of the tenancy.
  • Notify the Council Tax authority of the change of occupier at the start and at the end of the tenancy.
  • Arrange for the remedy of defects and deal with routine maintenance
  • Arrange compulsory Gas Safety inspections, electric certificates and any necessary maintenance and repairs to ensure your property complies with safety regulations
  • Collect rent from the tenant on your behalf and provide you with statements of account
  • Receive and hold the tenant's security deposit, as stakeholder, in line with the Compulsory Tenancy Deposit Protection Scheme (these regulations are only applicable to Assured Shorthold Tenancies)
  • Prior to the end of the initial term of the tenancy, ascertain the intentions of both parties in relation to the tenancy and serve any required notices as appropriate.
  • Negotiate on your behalf, the terms of any required and agreed extension or renewal of the tenancy and prepare and complete the relevant documents to be signed by the parties (subject to fees)
  • At the end of the tenancy handle and arrange repair or payment for any damage caused by the tenant, prior to the release of the balance of deposit monies.
